Bathroom Tiling Mistakes That Cause Leaks (And Fixes)

1: Flat floor, no slope
Need 1:50 in shower (20mm drop over 1m), 1:80 dry zone. Flat looks level but pools 3mm — seeps into grout. Test: pour 1L, watch flow in 30 sec. Fix new-build: screed re-slope MAD 510-850. Fix tiled: break floor tiles only, re-slope, retile MAD 2,100-3,400.
Coin test: MAD 1 coin should slide to drain, not spin in puddle.
2: Hollow tiles (spot bonding)
Dab adhesive in 5 spots = voids that fill water and crack. Need full notched trowel 10mm + back-butter for 12x24. Tap test: hollow clang = >15% void. One hollow shower wall delaminated in steam in 8 months.
Prevention: pull one tile random during work — coverage must be 90%+ back. Cost to redo hollow wall: MAD 1,700-2,700.
3: Cement grout in shower
Cement absorbs shampoo + hard water, blackens, cracks. Use epoxy in shower + floor (MAD 80/sq ft extra), cement only dry walls. Regrout shower 40 sq ft: MAD 680 + 1 day. Seal cement yearly; epoxy never.
Grout color: match tile (light grey + greige) for seamless 30% bigger feel. Dark contrast shows limescale.
4: No membrane / no flood test
Membrane: 2 coats liquid + corner tape up to 72 inch shower, full floor. Flood test 48h with 2-inch water before tiling. Skip = leak to slab invisible until ceiling peels. Membrane MAD 850-1,360; ceiling repair below MAD 5,000-9,000.

5: Wrong tile choice
Floor: R10 anti-slip matte 12x12 or 12x24, never glossy. Walls: 12x24 light large = fewer joints = less grout to fail. Marble-look ceramic, not real marble (stains with hair dye). Keep 1 box spare — dye lots change, future repair mismatches.
Skirting: 4-inch matching tile protects paint from mopping, hides expansion gap.
6: Silicone and movement joints skipped
Tile-to-trap, tile-to-glass, tile-to-ceiling need mildew silicone, not grout — grout cracks with vibration. 6mm movement joint every 10 ft. Reseal every 18 months (MAD 30 tube, 20 min). Black spotted = remove fully, dry 24h, reseal — bleach-over fails in weeks.
7: Fixture holes drilled wrong
Mixer, rail, shelf holes through membrane need silicone collars. Dry-drill with diamond bit + water cool, fill annulus with silicone before screw. Cracked tile from hammer drill = replace tile MAD 150 + open new leak path.
